I opened 5K Realty to do the work without the usual percentage commissions. Listing side: $5,000 or 1%, whichever is greater, paid at closing. Full service. Same work. More equity left for the seller. Offering a buyer’s agent commission is optional and up to the seller. The savings are still significant next to a more traditional listing, and each plan is tailored to the home and the seller.

The builder years are the useful part. I spent years representing big builders on new construction pricing, so pricing is where I start. I know how new construction is priced and how resale has to compete with it. We talk through a realistic high and low range, then set the list price based on your goals and timeline.
