The 5K Realty listing-side fee is $5,000 or 1% of the sale price, whichever is greater, paid at closing. That covers full service through Canopy MLS for sellers in the Greater Charlotte area, NC/SC. Offering a buyer’s agent commission is optional and up to you. Other optional services are discussed case by case and paid directly to the vendor, not through 5K Realty.
The listing-side fee is $5,000 or 1% of the sale price, whichever is greater. At a sale price of $500,000 or below, the fee is $5,000. Above $500,000, it is 1%. For example, a $400,000 sale is $5,000, and a $750,000 sale is $7,500. Run your own number on the sellers calculator.
Optional: buyer’s agent commission
Offering compensation to the buyer’s agent (co-brokerage compensation) is optional and decided case by case with each seller. If you offer it, it is paid at closing. All fees are agreed to and approved by the seller.
Other optional services, discussed case by case and paid directly to the vendor:
These are not paid through 5K Realty. Either way, the savings are still significant compared to a more traditional listing, and each plan is tailored to the home and the seller.
We look at the home and the market together and talk through a realistic high and low range. Then, based on your goals and timeline, we decide where to start the list price. I spent years representing big builders on new construction pricing, so pricing is where I start.
The listing-side fee is paid at closing. If you offer a buyer's agent commission, it is also paid at closing. Other optional services are paid directly to the vendor.
If you keep the listing agreement through its full term, you owe 5K Realty nothing. Any optional services you set up are paid directly to the vendor.
Usually six months, but terms are set with each seller. You can cancel early and would only owe the cost of photography, about $100 to $150.
No. Buyer's agent compensation is separate from the listing-side fee. It is optional and decided case by case with each seller. If you offer it, it is paid at closing. All fees are agreed to and approved by the seller.
Your fee stays the same unless you agree to different terms. Terms can come up during offers or negotiations, and any change to your fee must be agreed to and approved by you in writing.
Yes. It's $5,000 or 1%, whichever is greater, paid at closing, in both states. I have been an NC and SC Broker in Charge since 2017 and work the Greater Charlotte area on both sides of the state line.
No admin or transaction fees. Other optional services are discussed case by case and paid directly to the vendor, and buyers and sellers each pay their own closing costs, as set by the closing attorney.
You choose the closing attorney, and we can suggest trusted attorneys in the area.
Every listing starts with a consultation, and we decide together whether it's the right fit.
Yes. If you'd rather sell on your own, Shingle: The Seller Assist App is free from 5K Realty. It helps you plan showings, track which buyers have shown proof of funds with a simple checklist, review offers, and find the NC or SC disclosure forms. You can use it without hiring 5K Realty.
Everything is negotiable. Our pricing is already a strong value, and you're welcome to compare other firms before you decide.
