Shingle: The Seller Assist App
Sell your own home in Greater Charlotte. Free.
Shingle is a free app for selling your home yourself in North Carolina and South Carolina. It helps you stay organized: showings, a buyer checklist, offers, the disclosure forms, and your yard sign. It runs in your phone's browser, with nothing to download from an app store.
No account. To start, Shingle asks for the owner names, property address, and a phone or email. If you give a phone, we text a one-time code to confirm it. We keep a record of your acknowledgement and send you a copy. We only contact you if you ask. Everything else you enter stays on your device unless you choose to contact 5K Realty.
Before you start: Selling a home on your own comes with real legal and financial hurdles. Shingle can help you stay organized, but it is not the final stop for everything a sale involves. It is educational only and not legal, tax or real estate advice. Always consult a real estate attorney before you sign anything or close.
What Shingle does
- NC or SC forms. Pick your state and Shingle shows which disclosure forms your buyer needs and when, with links to the official pages.
- Showings. Plan showing times and add them to your calendar.
- Buyer checklist. A simple checklist to track which buyers have shown proof of funds. Buyers send documents to you, not to Shingle.
- Compare offers. See price, financing, seller-paid costs and an estimated net side by side. Estimates only.
- Price check. A price-per-square-foot helper. It's a rough guide, not an appraisal.
- Yard sign. Make a print-ready sign with a QR code for your own listing link, your phone number, or both. The phone number is optional.
- Reply templates and listing text. Edit, copy, and send from your own phone or email. Shingle never sends anything for you.
- Contract timeline. Keep your key dates and add them to your calendar.
- Works offline, with a backup file you can save to Files or Drive.
NC and SC disclosure forms
Shingle links to the official pages for the disclosure forms, so you always get the current version: the NC Real Estate Commission forms page (REC 4.22 and REC 4.25), the SC LLR resources page, and the EPA lead disclosure page for homes built before 1978.
These are forms available to the public from official state and federal sources. They may not be the only documents your sale requires. Consult a real estate attorney.
State agency disclosures
- North Carolina: Working with Real Estate Agents (NC Real Estate Commission, PDF)
- South Carolina: Disclosure of Real Estate Brokerage Relationships (SC Real Estate Commission, PDF)
Shingle is not an agency agreement, does not create a brokerage relationship with 5K Realty, and is not legal advice. Consult a real estate attorney.
Fair housing
Federal fair housing law applies to home sales. Describe the home, not who should live there, and treat every buyer the same way. Fair housing at HUD
Shingle recommends having a real estate attorney handle all legal matters, including your contract and closing. Earnest money: ask your attorney who will hold the earnest money, when it is due, and what happens to it if the deal does not close.

Questions
Is Shingle really free?
Yes. Every feature in Shingle is free, with no paid tiers, no add-ons, no ads, and no account to sign up for. Shingle is made by 5K Realty. If you ever want an agent, there's an optional "Talk to 5K Realty" button. You never have to use it.
Can I sell my house without an agent in NC or SC?
Yes. You can sell your own home without hiring a real estate agent in North Carolina or South Carolina. You're responsible for following state and federal law when you sell. Shingle recommends having a real estate attorney handle all legal matters, including your contract and closing.
What disclosure forms do I need in NC or SC?
In NC, the Residential Property and Owners' Association Disclosure Statement (REC 4.22) and the Mineral and Oil and Gas Rights Mandatory Disclosure Statement (REC 4.25). In SC, the Residential Property Condition Disclosure Statement. Homes built before 1978 also need the federal lead-based paint disclosure. These are due before the purchase contract is signed. Get the current forms from the NC Real Estate Commission, SC LLR, and the EPA. Forms get revised and some sales are exempt. If you're not sure, ask your attorney.
Does Shingle put my home on the MLS?
No. Shingle doesn't list homes on the MLS or post anywhere for you. It writes listing text you can copy and post where you choose. If you want MLS exposure, that's what the optional 5K Realty listing is for.
Does Shingle store my buyers' documents?
No. Shingle only keeps checkmarks, on your device. Buyers send pre-approval letters or proof of funds to you directly. Shingle never uploads them.
